Homes Sales were 1.4% below the 5-year average &  21.3% above the 10-year average for the month of Dec.

In Newfoundland there were 1890 Active Listings for sale at the end of Dec; a very large drop of 20.5% from Dec 2023. The lowest supply in more than 15 years.

Supply of Active Listings in Dec were 24.7% below the 5-year average and 38.2% below the 10-year average.

449 Units sold in Dec 2024  - a gain of 13% over Dec 2023.

Residential activity/volume in St. John’s was down 8.4% in Dec year over year, while activity in the rest of the province jumped a whopping  23.7%.  

The overall MLS (HPI) composite benchmark price for homes in St. John’s was up in Dec to $366,300.  Up 10% above Dec 2023.  

 

147.9 million dollars sold in Real Estate within NL in December.  A gain of 23% from December 2023.  This was a record number. 

The number of months of inventory was 4.2 months at the end of Dec.  Down from the 6 months from Dec 2023.  Below the long-running average of 9.2 months for this time of year.

 

Average Price In Toronto:         $1,061,900 million  up 0.2% YOY
Average Price In Mississauga  $1,008,500 million   up 0.7% YOY
Average Price in Ottawa           $663,800   - up 4.9% YOY  
Average Price In Calgary          $605,000   - up 12% YOY  
Average Price in Vancouver    $1,171,500 million  up 2.5% YOY
Average Price In Halifax           $575,907   up 10.3% YOY
Average Price In St. John's      $366,300   up 10% YOY. 

NATIONAL Average Price   $676,640 - down 2.6%  


The very limited supply is still putting a major constraint on finding a home, keeping upward pressure on house prices. 

New Canadians & Out-of-province buyers are continuing to move into NL because of our affordable housing compared to the rest of Canada.  This increase in buyers is putting extra upward pressure on prices month over month.

Out of 2,925 currently posted active Listings, there are 978 Listings posted as "pending Sold", leaving only  1,947 actively for sale –  As indicated above, this is the lowest supply in more than 15 years.  

Supply of Active Listings continued its downward  trend in  April: 21.5% below the 5-year average and 33% below the 10-year average.

377 Units sold in April 2024  - a gain of 28% over April 2023.


Residential activity/volume in St. John’s was up 15.6% in April year over year, while activity in the rest of the province jumped a whopping  35.7%.  

The overall MLS (Home Price Index)HPI composite benchmark price for homes in St. John’s was up in April to $342,500.  Up 7.5% above April 2023.  

 

114.8 million dollars sold in Real Estate within NL in April.  A massive gain of 31% from April 2023. 


The number of months of inventory was 7 months at the end of April.  Down from the 9 months from April 2023.  And below the long-running average of 13 months for this time of year.

Out of 2,077 currently posted MLS active MLS Listings, there are 644 Listings posted as "pending Sold", leaving only  1,433 actively for sale –  As indicated above, this is the lowest supply in more than 15 years.  

Supply of Active Listings were down yet again at the end February: 27.5% below the 5-year average and 37.9% below the 10-year average.

304 Units sold in February 2024  - a decrease of 4% from February 2023.


Residential activity/volume in St. John’s posted a decrease of 6.8% in February year over year, while activity in the rest of the province decreased by 6.1%.  

The overall MLS (Home Price Index)HPI composite benchmark price for homes in St. John’s was up in February to $328,800.  Up by 3.4% above February 2023.
